Investing in your First Bali Property

When buying a house or any other property, it is always important to consider the location. The location will determine the pricing for the land or the cost of the building process among other things. You could buy or rent in many locations around Bali including downtown locations, mainland, or beautiful beach fronts. If you wish to purchase a house that you could rent out, then it is advisable to buy a one with a nice view or on the beach because it would be easy to rent out. You could probably look in Jimbaran Bay, Bukit area and Seminyak or Canggu, which are the most attractive areas in Bali.

Bali and most of Indonesia is a safe; therefore, the prices of properties have shot up during the last few years. However, this does not discourage investors, many people both local and foreign continue to invest in real estate. If you want to purchase a piece of land in Bali, the price ranges from $50 to $1000 per sq meter. Notably, the selling price depends on its location. Land that is near a beach is more costly than land located inland. For example, land near a popular tourist beach or attraction could cost between $500 and $1500 per square meter. If the land is in an up-market development area, then the price range increases to approximately $3000 or more. Expect the highest rates to be on land that is near Seminyak or Petitenget.

Building real estate in the country is a tricky one. Most people would advise you to be present at all Luxury hometimes while building your property, be it a house or villa. According to them, construction workers like to work with a slow pace, expect to be out of work during all Balinese holidays, avoid working when it is raining, but still expect you to pay them.  It is advisable to do some research before commencing any project. You could use the services of property experts or those who have been in the construction industry for some time.

The cost of construction varies depending on the location or the size of the property under construction. A good home can cost from $400 to $1200 per square meter. This does not include the pricing for site development, its preparation, access roads, swimming pool, landscaping, permits and licenses, water and waste treatment, electricity and water supply, filtration and water pumps, or architect and consultant fees. In addition, other factors such as the exchange rate will add to the overall cost. Here is a sneak preview: A villa in Bali that is already built, ready with a swimming pool and garden, could cost between $400,000 and $2,000,000 or more depending on the location.

Bali is the best place to buy properties, If you love Bali then the chances are you will visit the island several times in your lifetime and every time you stay, you must book and pay for your accommodation either in hotels or private villas. But, it will be more different if you own a property like a villa in Bali. If you live in Bali, you can use it as your main home.
